Year-round grounds and perimeter maintenance for an active distribution facility near Junction 15 of the M1.
Project Overview
A multi-unit distribution park located near Junction 15 of the M1 motorway, south of Northampton. The site operates 24/7 with constant HGV movements across loading bays, service yards, and access roads. Grounds include extensive perimeter grassland, security fencing margins, planted screen boundaries, and shared estate roads with verges. The estate manager required a contractor capable of operating safely alongside active logistics operations with documented delivery for landlord reporting.
Scope
- Perimeter grassland management (fortnightly cuts during growing season)
- Security sightline vegetation clearance around fencing and CCTV zones
- Hardstanding weed control across service yards and loading areas
- Drainage channel and gully clearance (quarterly)
- Litter and debris clearance from shared estate areas
- Autumn leaf clearance from access roads and parking areas
- Surface cleaning for oil and diesel contamination (reactive + scheduled)


Frequency
Fortnightly perimeter maintenance visits during growing season. Monthly visits during winter with additional scheduled leaf clearance (October–December). Reactive response for contamination issues within agreed SLA. Total annual scheduled visits: approximately 28 plus reactive callouts.
Documentation Process
All visits logged with timestamps, operative identification, and task completion records. Separate documentation maintained for reactive contamination interventions including photographic before-and-after evidence. Monthly reports consolidated for estate manager review. Risk assessments updated quarterly to reflect operational changes on site. All documentation available on request for landlord compliance audits.
Outcome
Full contract year completed with zero scheduling conflicts with logistics operations. Security sightlines maintained to specification, confirmed during quarterly estate inspections. Drainage issues identified and flagged proactively, preventing two potential yard flooding incidents. Landlord compliance audit passed without remediation items. Contract renewed for a second year with expanded scope to include additional surface cleaning.
